BEFORE AND AFTER STAGING, PRIOR TO PROFESSIONAL PHOTOGRAPHY AND LISTING

THIS IS WHAT SETS ME APART FROM OTHER REALTORS

Here are some of my before and after photos.  When potential buyers walk into a condo or home, they want to feel uplifted, not depressed.  They want a home or condo to look organized and smell clean.  Unfortunately, nearly all real estate agents do not take the time or care to take these steps.  They simply list your property and pray that somebody will have a buyer.   This is not the scenario with me.  I put my heart and best efforts into listing your condo or home for you to get the highest price possible.   

Having a realistic vision and natural talent, should a potential buyer not see how a condo or home will look with their furniture or renovations, I am talented to help guide with ideas.  The buyer makes the final decisions.

I studied interior design for a semester in grad school.  In addition, I have been taking staging classes online and researching color science as it applies to staging and buyers.  Makes sense...

 

STAGING/PRESENTING A HOME TO LIST

Make a home appealing to buyers.  Rather than bore them, lure them.

 

Every real estate agent I know merely makes the beds, photographs, and then runs out the door.  They tell you that everything is fine and nice.  No, it is not fine.  Nobody wants to look at old and worn furniture.  Buyers cannot be motivated looking at old orange and brown dismal decor.  No buyer wants to look at empty or sterile rooms.  Buyers want to feel uplifted, not depressed.  Motivate them...do not depress them.

I will present your home to look it best and make buyers feel good as they walk through.

A kitchen tends to look cluttered when there are many pieces of decor on top of the cabinets.  I will remove them and add some light, fun decor pieces to give the kitchen character.

TWO BEDROOM CONDO

After having a cleaning company thoroughly clean the condo, it was very clean and smelled fresh.   I then staged it, used a professional photographer, and then listed it.   

The condo had a dreary vibe.  It was also a little sterile.  I gave the condo an uplifting vibe with color.  I also gave the condo some character by adding some whimsical decor.   Nearly every potential buyer that saw the condo made an offer. 

Selling the condo was sentimental for the seller since it was in the family for many years.  The seller was happy with the entire process.

If you were a buyer, could you envision yourself having a meal in the kitchen on the left?  No.  

If you were a buyer, could you envision yourself having a meal in the kitchen on the right?  Yes.

THE CONDO'S MAIN AREA

A potential buyer tries to envision himself or herself in the condos or homes they see.  Most buyers do not have a vision to see beyond what they see.  Staging a condo or home provides a potential buyer with a vision to see how the condo or home may look or feel if they move there.

Look below at the photo after the photographer and after I listed it on Coldwell Banker Realty - what a difference!  Look at the picture above on the left and compare it to the photo below.  Wow!  Would you buy this condo as it looked before?  Probably not.  Would you consider buying the condo as it appears on the photo below?  Absolutely.  Would you be willing to pay more for the condo as it looks on the photo below?  Yes...without a doubt!

Wow...what a difference!  Would you be willing to pay more for this condo as it looks on the photo that is colorful and uplifting?  Yes!  Without a doubt.

This is the main area that the buyer will see each day.  Making the room cheerful provides a happy vibe and a positive feel.

Look at the photos below after professional photography.   

Is a buyer going to pay the same price for the drab looking condo as it looks in the photo above on the left?  No way. 

Is a buyer willing to pay more for the condo as it looks in the photos below?  Yes, absolutely.

Before giving this condo some 'love,' it looked depressing and had a gloomy feel.

After taking all the steps detailed above, this condo looked like paradise.

The primary bedroom is your sanctuary to relax and get a good night's sleep after a long day.

Look at the primary bedroom on the left photo above.  Ooh...how depressing.  Now look at the primary bedroom on the right photo after I staged it.  This is quite an improvement.  Now look at the photo below after professional photography.  Wow...  You see the steps taken to get the seller the highest price possible.  This is what sets me apart from other realtors.  I am not simply going to list your condo or home and say a prayer that somebody brings a buyer.  Potential buyers will be drawn to your condo or home like bees after honey after I make it appealing to potential buyers with the steps I detailed above.  And potential buyers will be willing to pay more money for a condo or home that looks uplifting and boosts their mood.

MAKE A HOME LOOK WOW TO GET THE HIGHEST PRICE

 

Look at the photo of a home in an upscale subdivision.  The before and after dining room.

Potential buyers often need a vision how the rooms will look with furniture, colors.  Buyers often try to envision themselves sitting at the table with friends or family.  They may envision themselves sitting in the chairs conversing with a friend as they sip a cool drink.

EVERYBODY LOVES A BEAUTIFUL KITCHEN...even if they only make a cup of coffee.

We go into our kitchens many times a day, so let's enjoy the moments.  Would you be willing to pay more money for the home on the left or right?  Of course you would offer a higher price for the staged kitchen that has more personality.  You can envision yourself sitting at the counter sipping a beverage and having a snack or meal.

The primary bath is now a sanctuary to feel calm in a tense world.  This is a peaceful and relaxing feel.

There is a huge difference staging a room to give an uplifting vibe.  A cold, sterile feel affects buyers moods and opinions.  It may actually depress them.  

 

 

SWAPPING OUT DREARY ARTWORK OR PHOTOS

The picture below was dreary looking.  It looks like a dismal night.  The ship looks like a pirate ship.  The scenario looks somewhat scary.  Let me ask you...is this a happy scene for a potential buyer?  No.  It may elicit some scary childhood feelings or remind somebody of a scary movie they watched (like Titanic).  So it is best to swap any dismal artwork for something abstract that is nice to look at and that blends nicely.

Which decor uplifts?

As a buyer, would you feel uplifted looking at the decor on the left?  No.  Simple staging with uplifting nature makes a difference.

My Upcoming Listing

I will stage this home prior to listing it.  The typical real estate agent simply sloppily makes the bed, takes photos, and then lists on the MLS.  That is not getting the seller the highest price possible.  No...not me.  I put some thought and nurturing into my work.  These extra steps are at NO cost to you.

This guest bedroom looks tired.  The linens are old and worn.  There are old stuffed animals on the beds.  Buyers would walk into this dismal bedroom with the mindset that everything needs to be updated.  I am going to remove everything with an X on this photo and replace with soft white linens, large coastal theme pillows, beach theme decor or metal art decor where the picture is now.  I plan to use sea foam green, light coral and off-white linens and pillows to make it unisex.  I will also swap out the decor on the other walls and bathroom walls.  I have a few rugs to place over the carpet to give the room a lift.

From looking old and dreary to looking like a magazine ad.  There are NO lights on, yet this guest bedroom looks clean, light, and has a feel-good effect.

Staging is not as easy as it looks.  It takes talent, time, patience and thinking 'out of the box'.

I only know one other real estate agent that stages.  Do you think the average Realtor® make dozens of trips to multiple stores or browses several hours and days online to find the perfect decor that entices buyers?  No, they do not.  Pride, respect...
